In the beginning — We’ll sit down with your dreams and a map. Where do you see yourself? In town (which town), or in the country? on the ocean or on fresh water? Once those initial decisions are made, we’ll give you a tour of the area — or send you on a self-guided tour — for a better picture of the possibilities. You’ll get a sense of the market as we point out houses for sale, and houses that sold for comparable amounts. We won’t waste your time — we know it’s valuable.
Who does my broker work for? Will I see all available listings? At Camden Real Estate, you are represented by a buyer’s agent or by an appointed agent for the buyer. We’ll explain these industry terms in detail, but in either case, the broker works only for you and always in your best interest. Because we are members of the Statewide Multiple Listing Service we can show you any property for sale in the State of Maine, no matter what company holds the listing. If we don’t find just the right house while you are here, we will continue searching, and contact you with new listings as they become available.
Once you’ve found your dream home — We'll walk you through the process — writing the offer, getting it presented, making an earnest money deposit — and talk about closing costs. All these matters will be handled in a timely manner. Good properties often sell fast, and you must be prepared to act quickly. We will be right with you all the way. If faced with a multiple-offer situation, our offer will be as clean as possible, with few contingencies. Our first offer will be our best, with as quick a closing term as comfortable for you and the seller. All this will give you the advantage, and the best shot at getting that house.
Once your new home is under contract — We’ll walk you through house inspections, the appraisals, and work with a lending institution if you have one. We’ll shepherd the details which will ultimately culminate in the closing, where you sign the papers necessary to buy the house. If you can’t be present at the closing, we can handle that for you through your attorney.
After you own your new home — This is the fun part, the part you will find truly amazing. You will have endless questions, and we encourage you to call. It's the one comment most frequently made about our brokers; they're still available after the sale. "Where do I take my dog to the vet? Do you know a good plumber? Where should my mother stay when she comes to town?" If you have a question, we probably have the answer, and if not we'll certainly send you in the right direction.
Bottom line? Whether you’re a first-time buyer or an old hand, we want you to be comfortable and happy through the entire transaction. We want you to find a home you’ll love, one that serves you in practical terms, one that makes sense financially. If at the end, you can say we’ve done all that, then we can say we’ve succeeded.
